Lease Addendum for Rent Concession or Other Rent Discount

3. Concession/Discount Agreement:

4. Concession Cancellation and Charge-Back: If lease is terminated early due to default, concessions and discounts will be immediately terminated and must be repaid (both Concessions and Discounts checked).

5. Market Rent: The market rent for this apartment is the rent stated in the Lease Contract.

6. Special Provisions: This Concession is not prepaid rent. This Concession will be credited to any rent due until exhausted, starting with rent due the first full month of tenancy. For example, if the rent is $10 per month starting January 1, and the Concession is $15, the Concession would be applied in full to January rent ($10) and the remaining $5 Concession would be applied to rent due February 1, reducing that month's rent due from the tenant from $10 to $5. Tenant would be responsible for the remaining balance of $5 plus all future rent. All concessions are to be paid back if the lease term is not fulfilled.

4. Required Policy: Personal liability insurance covering you, your occupants and guests, for personal injury and property damage, minimum policy coverage amount of $100,000.00, from a carrier with an AM Best rating of A-VII or better, licensed to do business in Illinois. Carrier required to provide notice to us within 30 days of any cancellation, non-renewal, or material change.

10. Special Provisions: You are also required to provide us with written evidence that we have been added as an "Interested Party" on your insurance with the following address for purposes of notification of any change or cancellation to coverage: 1130 South Michigan-DKLiving, PO BOX 115009, Carrollton, TX 75011-5009. If at any time during the term of the Lease Contract you do not have the required insurance, you will be in breach of the Lease Contract, and we shall have, in addition to any other rights under the Lease Contract, the right but not the obligation to purchase the minimum required insurance coverage and seek reimbursement from you for all costs and administrative expenses associated with such purchase, plus recover a $250 lease violation fee from you.

  • Pull closest fire alarm and warn others

If Trapped in Room:

  • If front door is hot, don't open it
  • Call Fire Department at 911
  • Wedge cloth material along bottom of door
  • Close as many doors as possible between you and fire
  • Block air conditioning vents
  • Open windows cautiously
  • Remember, if you have broken the window, you cannot close it again if needed
