# Apartment Lease Contract - Grove at Northwest Hills, Austin TX (2018)
**Texas Apartment Association Lease Contract**
**Date of Lease Contract:** October 15, 2018
## Moving In - General Information
**1. Parties.** This Lease Contract ("Lease") is between the resident(s):
- **Xuewei Jiang**
- **Yanxin Lu**
and the owner: **Grove at Northwest Hills**
**Apartment No. A104**, at **3517 North Hills Drive A104**
Austin, Texas 78731
**2. Occupants.** The apartment will be occupied only by the residents listed above and no one else. Anyone not listed here cannot stay in the apartment for more than **7** days in one week without prior written consent, and no more than twice that many days in any one month. *If the previous space isn't filled in, 2 days total per week will be the limit.*
**3. Lease Term.** The initial term of the Lease begins on the **4th** day of **December** (month), **2018** (year), and ends at 11:59 p.m. the **9th** day of **December** (month), **2019** (year). After that, this Lease will automatically renew month-to-month unless either party gives at least **60** days' written notice of termination or intent to move out as required by Par. 36. *If the number of days isn't filled in, notice of at least 30 days is required.*
**4. Security Deposit.** The total security deposit for all residents is $**200.00**, due on or before the date this Lease is signed. This amount does not include an animal deposit. Security-deposit refund check and any deduction itemizations will be by one check jointly payable to all residents and mailed to any one resident we choose (default).
**5. Keys, Move-Out, and Furniture.** You'll be given **2** apartment key(s), **1** mailbox key(s), and **0** other access devices. The move-out date in your notice must be the last day of the month, or the exact day designated in your notice (checked). Your apartment will be furnished (checked).
**6. Rent and Charges.** You will pay $**905.00** per month for rent, in advance and without demand. Rent to be paid at Any participating Walk In Payment Systems (WIPS) location (checked), through our online payment site (checked).
Prorated rent of $**817.42** is due for the remainder of the first month (checked) on the 2nd day.
Late charges if rent is not paid on or before the **3rd** day of the month:
- Initial late charge: $**75.00**
- Daily late charge: $**10.00** per day after that date until the amount due is paid in full
- Returned-check charge: $**75.00**
Monthly animal rent (if any): $**15.00**
Monthly pest control (if any): $**5.00**
**7. Utilities and Services.** We'll pay for the following items, if checked: (none checked for gas, water, wastewater, electricity, trash/recycling, cable/satellite, master antenna, Internet, stormwater/drainage, other)
**8. Insurance.** Required (checked) to buy and maintain renter's or liability insurance (see attached addendum).
**9. Special Provisions:**
- Monthly Rent: $905, Tech Amenity Package: $80, Insurance: $12, Pet Rent: $15
- The attached addenda and written rules become part of the lease
- No partial payments accepted and must pay with certified funds after the 3rd of the month
- Cash is never accepted
**10. Unlawful Early Move-Out and Reletting Charge.** You'll be liable for a reletting charge of $**769.25** (not to exceed 85% of the highest monthly rent during the Lease term).
**12. Other Utilities and Services.** If a utility is individually metered, it must be connected in your name. If you delay getting it turned on, you'll be liable for a $**50.00** charge (not to exceed $50 per billing period), plus the actual or estimated cost of the utilities.

### Insurance Addendum

**2. Required Insurance Policy:** Paragraph 8 of the Lease and this addendum require Resident, at Resident's sole expense, to buy and maintain a liability insurance policy during the entire Lease term and any renewal periods that provides limits of liability to third parties in an amount not less than $**100,000.00** per occurrence.
**4. Default:** If you fail to comply with insurance requirements, Owner may place insurance and charge you $**12.00** per month (which is not a liquidated damages amount).
